East African Gujaratis — Advisory Guide

Start with citizenship

Property rights in India follow your citizenship and residence, not your heritage. Under the RBI FAQ on purchase of immovable property (updated 6 April 2023), Indian citizens living abroad (NRIs) and Overseas Citizens of India (OCIs) may buy residential and commercial property other than agricultural land, farmhouses or plantation property. Most other foreign nationals need the RBI's prior permission. Many East African Gujaratis hold Kenyan, Tanzanian, Ugandan or British passports, so the OCI card is often the route that makes a purchase possible.

Paying from East Africa

Payment has to be received in India through banking channels or come from an NRE, FCNR(B) or NRO account. Traveller's cheques and foreign currency notes cannot be used. Talk to your bank early about the remittance route, timing and the records you will need, both for the purchase and for any future sale.

Buying remotely

Time zones are close: India is 2 hours 30 minutes ahead of East Africa Time. Many families have relatives in Ahmedabad who can attend inspections while the buyer joins by video. We share a shortlist with recorded walkthroughs, coordinate family visits and document checks, and plan registration around your travel or a power of attorney.

Where families usually look

Families buying for visits or for parents often compare Bodakdev, Thaltej, Sindhu Bhavan Road, Vastrapur and Satellite for established amenities, and Shilaj or Shela for newer homes. Our Ahmedabad locations guide compares each area.

Common Questions

Advisory FAQ

Everything you need to know about buying property in Ahmedabad as an NRI — from FEMA rules to repatriation of funds.

Can a Kenyan, Tanzanian or Ugandan citizen of Gujarati origin buy property in Ahmedabad?

With an OCI card, yes. The RBI FAQ on purchase of immovable property (updated 6 April 2023) lets Overseas Citizens of India buy property other than agricultural land, farmhouses or plantation property, on the same footing as NRIs. Without an OCI card, a foreign national generally needs prior RBI permission to buy, so check eligibility for an OCI card first.

I hold an Indian passport and live in Kenya. Can I buy?

Yes. An Indian citizen living outside India is a Non-Resident Indian (NRI), and NRIs may buy property in India other than agricultural land, farmhouses or plantation property, paying through Indian banking channels or an NRE, FCNR(B) or NRO account.

My spouse is not an NRI or OCI. Can we buy together?

The RBI FAQ allows a foreign-national spouse of an NRI or OCI to acquire one property, other than agricultural land, a farmhouse or plantation property, jointly with the NRI or OCI spouse, subject to the conditions in Rule 25 of the Non-Debt Instruments Rules, 2019. Have a lawyer confirm the conditions before you book.

Can we inherit a family home in Gujarat without an OCI card?

The RBI FAQ says foreign nationals of non-Indian origin living abroad may acquire property in India by inheritance from a resident. For people of Indian origin and for the later sale of inherited property, the details depend on your status, so take advice from a lawyer and a chartered accountant.
